Michael Gaddis, J.D.

California Loan Modification Attorney

Michael Gaddis is real estate broker, a mortgage broker and a licensed California attorney. The experience that Michael Gaddis has in each of these industries provides him with the perfect set of skills to assist homeowners in need of assistance with loan modifications. Michael Gaddis began assisting homeowners throughout the State of California with their loan modification

applications in early 2008. It was early in 2008 that Michael Gaddis began seeing more and more homeowners unable to refinance their loans due to their LTV (how much they owed on their house versus its value) being 100% or higher. By 2008 lenders were cutting their 100% (no equity) refinance programs as well as their stated income programs. Many homeowners that had purchased their homes 2, 3 or 5 years ago were beginning to adjust in 2008 and, at that time, the index (i.e. 6 & 12 month LIBOR) that was partially responsible for the calculation in determining what their new interest rate would be was very high. The result was responsible homeowners that bought or refinanced their house with an adjustable interest rate hoping to be able to refi

nance into a better loan were left high and dry. Michael Gaddis decided to try and help these homeowners keep their homes by approaching the loan modification departments of the various lenders. At that time, the housing crisis was at its infancy and the loan modification departments at the various lenders were considerably smaller than they are today. Additionally, investors were not yet in touch with the severity of the problem or fully cognizant of the severity of the problem. From that time until present, Michael Gaddis has been zealously representing California homeowners in their quests to obtain loan modifications.

The reason that Michael Gaddis succeeds where others fail is because Michael Gaddis is not only an attorney, but also a real estate and mortgage broker. In essence, Michael Gaddis speaks the same language as the underwriters reviewing loan modification applications. In essence, Michael Gaddis uses his status as an attorney to force lenders to listen to him and then uses his extensive knowledge and understanding of the loan modification process and guidelines to speak to underwriters on their level. Over the course of time, Michael Gaddis has established very strong relation

ships with the lenders who have come to respect his knowledge and approach in addressing loan modification applications. Michael Gaddis spends a tremendous amount of time attempting to learn the ever-changing underwriting guidelines at the various lenders and for various investors. By understanding the rules provided by the investors to the lenders for reviewing loan modification applications Michael Gaddis can look at a client’s loan modification application like the bank does which allows Michael Gaddis to provide you with unique insight into your chances at obtaining a loan modification.

Michael Gaddis also assists homeowners with short sales and deed in lieu of foreclosure requests. The ultimate goal of Michael Gaddis is to help facilitate whatever loss mitigation strategy that a homeowner chooses is best for them. Michael Gaddis believes that knowledge and education is the key to a good attorney-client relationship and spends a lot of time reviewing potential clients’ situations with them.
